If you’re looking at apartments for sale in Limassol right now, you’re shopping in one of the strongest years the city’s property market has had in close to two decades — transaction volumes across Cyprus hit a 17-year high in 2025, and Limassol specifically recorded the country’s strongest annual price growth of any district. Here’s what’s currently available directly from Pandomus, across four different parts of the city, and what’s worth checking before you commit to any apartment in Limassol, whether it’s one of ours or not.

What’s currently available
Agios Athanasios has two projects from Pandomus Group. ALAIA Residence, specifically in the Panthea part of the suburb, is a boutique building of five units — four apartments plus a single penthouse, each with large verandas, storage, parking, and photovoltaic systems, and about 800 metres from the nearest school. Sea Breeze 5, in the same upscale, central stretch of Agios Athanasios, is a ready to move-in built around unobstructed sea views, with easy highway access and around 3km to the beach.
CHYC Residence, in Germasogeia, is six units of 2 and 3 bedroom apartments with expansive verandas, a roof-garden for the second-floor units, a common gym and swimming pool, covered parking, VRV air-conditioning, and underfloor heating.
CITIO Residence, in Kapsalos, is another six-unit building of 2 and 3 bedroom apartments — large verandas, Italian ceramics, and a coded-entrance security setup with CCTV in the common areas, just a kilometre from the city centre.
The Gardens Residence, in Agia Triada, is the largest of the five at 18 units — a few metres from the sea and directly opposite Limassol’s Municipal Garden, both within about 100 metres of the building itself.

All five are Energy Class A and currently under construction or completed — if you’re specifically after new apartments for sale in Limassol rather than resale, that’s exactly what all five are. New Developments in Cyprus covers the broader context on what “new” actually means at each construction stage.
What to check before you buy an apartment in Limassol
The same handful of checks apply whether you’re buying from us or anyone else: the developer’s track record and whether you can walk through a completed prior project, the certified energy class, exactly when individual title deeds get issued, what’s actually included at the price point (parking, storage, service charges), and — for anything still under construction or off-plan — what triggers each payment installment. How to Buy Property in Cyprus covers this in full.

Where these apartments sit
Four genuinely different parts of the city, not interchangeable postcodes. Germasogeia alone splits into a quieter inland half and a dense, beachside “Tourist Area” — CHYC’s own listed distance to the beach (2km) suggests it leans toward the quieter side. Kapsalos and Agia Triada are both closer to the coast and the city centre. Best Areas to Buy in Limassol covers the wider picture across all of them.

Next steps
Buying an apartment in Limassol — from us or otherwise — comes down to matching a building’s scale and location to what you actually want day to day: a five- or six-unit boutique building in a residential suburb, or something closer to the sea and the city centre. Whichever direction you’re leaning, the checks above apply regardless of which building you end up choosing.
